Dubai: New variable parking fees to start on April 4, peak pricing for 6 hours daily

Dubai to Implement Variable Parking Fees from April 4

Dubai’s largest public parking operator, Parkin PJSC, has confirmed that new variable parking tariffs will take effect on April 4, 2025, following a directive from Dubai’s Roads and Transport Authority (RTA). The change is aimed at optimizing parking availability and managing congestion during peak hours.

According to a company disclosure on Dubai Financial Market (DFM), Parkin CEO Mohamed Abdulla Al Ali stated, “Parkin PJSC has received a letter from RTA regarding the decision to introduce variable tariff pricing.”


Peak and Off-Peak Parking Hours in Dubai

Under the new system, parking charges will be higher during peak hours for 6 out of the 14 chargeable hours per day:

  • Morning Peak: 8 AM to 10 AM (2 hours)
  • Evening Peak: 4 PM to 8 PM (4 hours)
  • Off-Peak Hours: 10 AM to 4 PM and 8 PM to 10 PM (fees remain unchanged)
  • Free Parking: Sundays and public holidays


The new pricing model will come into effect after the Eid Al Fitr holidays, starting April 4, 2025.


Current Ramadan Parking Timings


During Ramadan, Dubai’s parking system follows a different schedule:

  • Chargeable hours: 8 AM to 6 PM and 8 PM to 12 midnight (Monday to Saturday)
  • Free Parking: 6 PM to 8 PM (Monday to Saturday) and all-day Sundays
  • Multi-level parking buildings: Operate 24/7


New Parking Signages and Updated Zone Codes


As part of the transition, Parkin has begun installing new parking signages across Dubai’s commercial and residential areas. The zone codes have been updated, but existing parking tariffs remain unchanged for now.

New Zone Codes:

  • A → AP (Premium)
  • B → BP (Standard)
  • C → CP (Premium)
  • D → DP (Standard)


Premium Parking Areas to See Higher Fees

The biggest change will be for premium parking areas, where fees will increase during peak hours. For instance, in Al Barsha (Zone 373CP – Premium), new peak-hour charges will be:

  • 1 hour: Dh6 (previously Dh2)
  • 2 hours: Dh12 (previously Dh5)
  • 3 hours: Dh18 (previously Dh8)
  • 4 hours: Dh24 (previously Dh11)


Off-peak fees will remain the same
:

  • 1 hour: Dh2
  • 2 hours: Dh5
  • 3 hours: Dh8
  • 4 hours: Dh11


What Defines a Premium Parking Area?

Parkin and Dubai RTA selected premium parking spaces based on three key factors:

  1. Proximity to public transport – within 500m of a Dubai Metro station
  2. High demand – areas with heavy parking occupancy during peak hours
  3. Congested commercial zones – including bustling markets and business districts


Parkin confirmed that it is working closely with RTA to finalize all details before full implementation in early April. The new pricing strategy is expected to improve parking efficiency, reduce congestion, and encourage the use of public transport in key areas of Dubai.
