Types of Investor Visas in Dubai

The Dubai government has introduced several investor visas, including the Dubai Golden Visa and the Green Visa, which allow property investors to establish long-term residency in the UAE. Here’s what you need to know:

UAE Investor Visa for Two Years

If you own property in the UAE valued at a minimum of AED 750,000, you are eligible for a two-year investor visa. To apply for this 2-year property investor visa, you can visit the Cube Center at the Dubai Land Department (DLD), or apply online through the DLD Cube website.

Eligibility Criteria for the 2-Year Investor Visa:

  • You must own property in Dubai valued at no less than AED 750,000.
  • If the property is mortgaged, an NOC from the bank is required, indicating the total amount paid and the remaining balance.
  • If a husband and wife co-own the property, both must have equal shares. Otherwise, the primary visa applicant will be the largest shareholder.

 

Dubai Green Visa for Investors

The Dubai Green Visa is a five-year residency permit aimed at attracting skilled professionals, entrepreneurs, and investors, contributing to Dubai’s economic growth.

Eligibility Criteria for the 5-Year Green Visa:

  • The investor must invest in real estate worth at least AED 2 million.
  • The investment can include off-plan properties, each valued at AED 2 million or more.
  • The investment funds can be sourced through loans from approved local banks.
  • The property must be held for at least two years.

Golden Visa Dubai for Investors

The Golden Visa offers a pathway to long-term residency in the UAE for international investors. This visa encourages foreign investment and strengthens Dubai’s position as a global hub for business.

Eligibility Criteria for the 10-Year Golden Visa:

  • Deposit at least AED 2 million in an approved in-country investment fund.
  • Invest in a business or company with a minimum share value of AED 2 million.
  • Establish a company with a capital of no less than AED 2 million.
  • Real estate investors must own properties with a combined value of AED 2 million, free of any mortgages.

Additionally, the invested funds must not be obtained through a loan and must remain invested for at least three years. Dubai has recently canceled the AED 1 million down payment requirement to qualify for the Golden Visa.

Documents Required for Residency by Investment

 

2-Year Property Investor Visa

  • A title deed for a property in Dubai valued at a minimum of AED 750,000.
  • A copy of the applicant’s passport.
  • A photograph adhering to ICP specifications.
  • Health insurance from a UAE insurance provider.
  • A certificate of good conduct issued by the Dubai Police.

 

Green Investor Visa

  • ICP approval on the investment as per the investor rating system.
  • Proof of investment (if holding multiple licenses, the total capital is considered).
  • Approval from local authorities.

 

Golden Visa for Public Investments

  • A letter from an accredited UAE investment fund confirming a deposit of AED 2 million.
  • A valid commercial or industrial license, along with a memorandum of association stating the investor’s capital is no less than AED 2 million.
  • A letter from the Federal Tax Authority confirming an annual government payment of at least AED 250,000.

 

Benefits of the Dubai Golden Visa

Holders of the Dubai Golden Visa enjoy numerous benefits:

  • The visa is renewable and allows for extended residency in the UAE.
  • Expats are not required to have a local sponsor or employer.

How to Apply for an Investor Visa in Dubai

Applications for the Golden Visa can be submitted online through the Federal Authority for Identity, Citizenship, Customs, and Port Security (ICP). Real estate investors can also apply through the Cube Center at the Dubai Land Department. Applications can also be processed at Typing Centers and Amer Centers in Dubai, and through TAMM’s official website in Abu Dhabi.

Dubai Investor Visa Costs

According to the DLD’s official website, the cost for a 10-year residency permit is AED 9,684.75, while the fee for the two-year investor visa is AED 9,912.50. The Green Visa UAE costs approximately AED 2,280.
