Dubai Introduces New Variable Parking Fees Starting April 4, 2025 – What You Need to Know
Starting April 4, 2025, Dubai will roll out a new variable parking fee structure, as confirmed by Parkin PJSC, the largest public parking operator in the emirate. This strategic update was disclosed via an official announcement posted on the Dubai Financial Market, aligning with Dubai’s Roads and Transport Authority (RTA) directive to introduce dynamic pricing based on peak and off-peak hours.
Peak Hour Parking Tariffs in Dubai
According to Parkin CEO Mohamed Abdulla Al Ali, the updated Dubai parking tariffs will apply during peak hours for 6 out of the 14 daily chargeable hours. These peak periods are:
-
8:00 AM to 10:00 AM
-
4:00 PM to 8:00 PM
Off-peak hours – 10:00 AM to 4:00 PM and 8:00 PM to 10:00 PM – will maintain the existing Dubai parking rates, providing affordability and convenience outside the busiest times. Sundays and public holidays remain exempt from charges.
This change in parking fee structure is scheduled for implementation after Eid Al Fitr, enhancing traffic flow and parking management in high-demand Dubai areas.
Ramadan Parking Timings in Dubai
For the duration of Ramadan, Parkin has implemented adjusted chargeable periods:
-
8:00 AM to 6:00 PM
-
8:00 PM to 12:00 Midnight
Parking remains free between 6:00 PM and 8:00 PM from Monday to Saturday, while Sundays are free all day during the holy month. Additionally, multi-storey parking buildings in Dubai continue to operate 24/7, ensuring round-the-clock availability.
New Signages and Notifications Rolled Out
In preparation for the shift, Parkin has begun updating parking signage across Dubai’s residential and commercial districts, including areas like Deira, Al Barsha, and Business Bay.
App users also received notifications about zone code updates. For example, zone code ‘A’ has been changed to ‘AP’, with no change in the tariff for off-peak hours.
Premium Parking Areas in Dubai – Higher Fees During Peak Hours
The variable parking fee system in Dubai will especially impact premium parking zones, where higher rates will be charged during peak hours. One such example is in Al Barsha (Zone 373CP), a newly designated premium parking area.
Revised Premium Parking Tariffs During Peak Hours:
-
1 Hour: AED 6 (previously AED 2)
-
2 Hours: AED 12 (previously AED 5)
-
3 Hours: AED 18 (previously AED 8)
-
4 Hours: AED 24 (previously AED 11)
Off-peak parking rates in these zones remain unchanged:
-
1 Hour: AED 2
-
2 Hours: AED 5
-
3 Hours: AED 8
-
4 Hours: AED 11
What Defines a Premium Parking Area in Dubai?
According to Parkin, the criteria for identifying premium parking zones in Dubai include:
-
Proximity to public transport, especially within 500 metres of a Dubai Metro station
-
High parking demand during peak hours
-
Location density and traffic congestion, such as Dubai markets, downtown areas, and commercial business hubs
The final list of premium areas is still under discussion between Parkin and Dubai RTA, with full confirmation expected before the April 2025 launch.
Conclusion: Smarter Parking Solutions for a Growing Dubai
The introduction of variable parking tariffs marks another step in Dubai’s smart mobility strategy, balancing the city’s rapid growth with efficient urban transport planning.
